What is an ADU?
An accessory dwelling unit is a second, self-contained home on a lot that already has a house on it. Self-contained is the part that matters: it has its own kitchen, its own bathroom and its own entrance, which is what separates an ADU from a converted bedroom or a bonus room over the garage.
There are three common forms. A detached ADU is a new structure in the yard, usually at the back of the lot. An attached ADU is built onto the existing house and shares a wall with it. A conversion turns space that already exists into a dwelling, most often a garage, and sometimes part of the main house. California law has treated ADUs as a distinct category of residential construction for several years now, which is why the term shows up on its own rather than as just another addition.
What makes one ADU different from another?
Four things, mostly. How big it is. Whether it is a new structure or a conversion of something standing. How far it sits from the water, sewer and electrical service already on the property, because the distance those runs have to travel is real work. And what the site is like to get equipment and material into, which on a tight lot behind an existing house is not a small question.
How much does an ADU cost?
There is no useful average, because those four things move the number more than anything else, and then the finishes move it again. What is worth doing is walking the property and looking at where the unit would go, what the existing service lines do, and what access looks like.
